'where in east Carmel' question....the Tidewater Club sits just north of 116th
Street in the middle of the Waterstone development between Bayhill, Stonewick and Windpointe. Brookfield, also a part of Waterstone is just to the north and east of the Clubhouse and dual pools. Residents of these neighborhoods can lease the facilities for private events and the pools are rarely empty at this time of the year. We'll have another picture tease from next week in east Carmel!

Catch and Release
While it's unlikely he's looking for dinner, this Chapman's Claim resident certainly has the right formula for releasing the stress of the day. Enjoying the quiet of an early summer morning can have that affect. This small lake sits just off of the main drive to Prairie View and has been known for a voracious Blue Gill or two. This is certainly a better mental image than walking out of our east Carmel homes last February 3rd as the ice storm hit. Could you possibly have enjoyed this scene as much without the contrast of three inches of ice on your front drive just 133 days ago? Oh....and we were just kidding abou the Nemo sighting.

East Carmel Housing Blog 6.14
Picking Up Steam.
Eleven properties went under contract last week in east Carmel including this one we sold in The Lakes At Hazel Dell. Of note this home has a fantastic backyard that opens to a large common area bordered in the rear by Brookfield. Other properties entering pending sale status include multiple homes in Carolina Commons, another property in the Lakes At Hazel Dell, Williamson Run, Foster Estates, Brookshire, Woodland Springs, Briar Lane Estates and Haverstick. These properties will all have to pass through inspections and appraisals prior to closing later this summer.
The average listing price of the homes that went under contract last week was $357,500 with the average days on the market to pending status being 71. There are 294 homes on the market in east Carmel with 216 currently under contract or having closed to date in 2011. On 6/14/2010 there were 231 homes sold but given the heavy push the market received from the home buyer credit in Q1 of 2010, the market is still quite active.
Multiple homes came on the market last week in Stonewick (3), Haverstick, the Townhomes at Hazel Dell, The Terrace at Mohawk Crossing (all 2). Individual properties are now available in Eden Estates, Stafford Place, Sycamore Farm, Plum Creek Ridge, Foster Grove, Cherry Creek Estates, Plum Creek Farms, Brookshire Village, Plum Creek North, Briar Lane Estates and Northwood Hills.

Fox - worthy
Undeterred with nearby traffic this red fox peers across a field on east Main Street near Hawthorne Drive Tuesday afternoon. Red fox have been a frequent sight in east Carmel for a number of years and in some cases have gotten pretty comfortable with their human neighbors. They rarely get too close to people but we'd still recommend keeping an eye on your small pets with these guys around. Harmful or not it's still always a bit of a surprise when you look up and one of them is standing a short distance away. (Feel free to insert the obligatory Megan Fox, Redd Foxx, Jeff Foxworthy or John Fox one liner here).

You Can't Drive 55
While it's only Monday, consider this a friendly reminder that this coming weekend will be a busy one across east Carmel and the Arts & Design District. The Carmel Marathon Championship Weekend will be in full swing Saturday morning and yes, there will be street delays in east Carmel as well. We'll post the exact course maps here by Friday and give you some times to be aware of for Saturday morning as far as when to expect some extra travel caution. Not all of the road racing events will stretch beyond noon in east Carmel so we'll give you a summary by week's end as to when the busiest times will be east of Keystone Parkway.

Bored Already?
Hard to believe school has been out just a week and we already have mischief taking place in east Carmel. Several incidents of things being taken from cars and neighborhood entrance markers being vandalized have occurred in the past week along the 126th street corridor east of Keystone Parkway. Summer always tends to accelerate this type of behavior and while it's probably unfair to pin this on kids, taking a GPS navigator from an unlocked vehicle is hardly the work of a career criminal. It's certainly annoying, a bit costly and a good reason for us all to keep our eyes open. If we can save our neighbor a headache by keeping their personal property safe it obviously makes things better for all of us.

Trashed
For some time now there have been
broad
discussions and at least modest legislative attempts to get Carmel on a city wide trash and recycling program. That effort appears to those of us on the outside to be stalled or at least making only glacier like progress. We were surprised to learn about the number of negative comments about this potential program that have been shared by citizens with various members of our city government and service providers. The only question is.....why? If in fact the economy of scale arguments are true and we believe they are then this is a no brainer. We all need trash pickup. As a whole negotiating as an entire city would certainly be cost effective. For those who are not interested in recycling, if it's truely cost effective this would be a minimal financial burden to get the city on a more sustainable path. Speaking as a real estate person there is no doubt that it would add a positive layer to the brand of our community with people and companies who are considering moving here. Literally dozens of times I've had people look at me quizzically when they discovered that neither waste collection or recycling were municipally driven. In the end we don't care who or what is holding up adopting this community wide program. We just want it done. In the end it will be a better path for the City of Carmel.

Considering we were in the lead up to Memorial Day weekend, it was great to see the housing market so active. 13 new homes on the market since 5.24 including this Pottery Barn special going up today 5.31 in The Trails Of Avian Glen at 5772 Killdeer. Many Reasons To Remember & Celebrate Memorial Day Weekend.....

From the silent military grave behind Whitehall Church on 116th to the checkered flag lined streets of Cricket Knoll off of east Main Street, we have many reasons to remember and enjoy this Memorial Day Weekend in east Carmel. Many of us tend to take it for granted we live in an area that captivates the world's attention every year at this time, not to mention the fact that for it's flaws, we still live in a pretty remarkable community. Let's face it...we've got it pretty good. There are plenty of places kids weren't sitting out in front all alone selling slushies or hanging at the local pool over the last couple of days. Sound corny? Perhaps...but that's why we pause to remember those who have sacrificed to give us those freedoms.

Hanging out on the Center Green....
The debut of the Carmel Farmer's Market has been a big success this Saturday the 21st in it's new location between the Palladium and Studio Theater Building. The setting is spectacular with great parking and easy walking and biking access on the Monon Trail. Thanks to the volunteers and vendors who adapted quickly to the new digs. For all of the vendors who were kind enough to talk with us about their wares, we'll have compilation videos up throughout the week!

View From The Outside....(Opinion)
Friday's Indianapolis Star's piece on Carmel's roundabouts had me wincing a bit....similarly to what I felt after reading their piece several weeks ago on the Palladium architecture. It wasn't that the piece was overtly negative...it just felt a bit snarky. The photo on the Star's front page of visiting engineers wandering around the 126th street roundabout looked like a zombie scene from Star Trek or the Twilight Zone. We all know the discussion of roundabouts is not exactly the Israeli - Palastinean conflict but it has become, in many places, the brand of Carmel. It is true that they are liked and disliked by varioius residents but these facts are not in dispute. They are safer. They save energy. They move traffic better in almost every location (save Springmill/Illinios & 116th Streets). While we realize the Keystone Parkway project was expensive, the State of Indiana did pick up the first 90 million of the project....the same State of Indiana who previously wanted to make Keystone a six lane nightmare with stoplights. The trip from 96th to Smokey Row on Keystone now takes about 4 minutes saving roughly 18 minutes during rush hour. Saving thousands of citizens 10-30 minutes a day in their lives from this project is no small matter. An hour plus a week more to spend with spouses, at our kids events....in general enhancing the quality of our lives. Carmel's roundabouts have been written up worldwide from the Financial Times to Newsweek to name a few. While I understand they do take some getting used to for the unaccustomed driver, they are ultimately good for our community. Frankly the roundabout sniping from Hoosier neighbors outside of Hamilton County has become a bit tired....and just not all that accurate.

Like Cats and Dogs.....
Rain. Drizzle. Precipiation. Shower. Deluge. Downpour. Cloudburst, Mizzle, Scotch Mist, Torrent. It doesn't much matter how you say it, for 25 of the last 35 days in Carmel, we've had it according the National Weather Service. Most of us including this Japanese Chin on Maplecrest Drive (East Main Street) have had enough. Good thing we've got two weeks until most area pools open up. Plenty of time to dry off and warm up before then and hopefully call off the Ark building. (photo courtesy East Of Keystone home office)

One Mother Of A Sunday.....
Even though it was Mom's day, the games went on at both the East Main Street (Badger Field) and 126th and River Road Dad's club locations. A Lacrosse or Soccer win surely was all Mom could have wanted. The ever elusive orange ball actually made several appearances in the southern sky capping a beautiful Mother's Day weekend in Carmel.

Two weeks and counting......
The Carmel Farmer's Market is nearly back! On May 21 dozens of vendors will again begin lining up the early hours near the City Center. Several web sites indicate they'll be at their new location, the Center Green at the Palladium. Work still goes on prep that area....stay tuned!
