East Carmel Housing Blog - Virtual Open House For 12.1 - 12.9

The market is enjoying it's usual seasonal breather but still surprisingly active for the month of December. Showings....always the indicator for future sales are actually up 8% over a year ago for the first week plus of the month. 

Eight new homes came on the market since 12/1 including one in one of our favorite neighborhoods, Carrington Woods off of 126th between Gray and Hazel Dell Parkway.  Other homes new to the market include properties in Cherry Tree Grove, Williams Ridge Estates (new construction...a rarity), Avian Glen, Brookshire, Brookshire #2, Keystone Woods and Plum Creek North.  
Pending sales over the past two weeks were in Woodfield, Moffit Farm, Avian Glen, Smokey Ridge, Brookshire (2),  The Terrace, Cool Creek, Shadybrook, Woodland Springs, Haverstick and two tracts immediately along the White River. 


Year to date the 46033, 467 homes have gone under contract compared to 432 homes from the first day of 2010 to 12/9/2010.  Not only have units of homes sold increased but the average sales price in east Carmel has risen by just under $8,000, also a very healthy sign of the slowly improving market.
