Morning Shower

One place that the little red watering truck doesn't have to take care of are the earliest roundabout locations 
that got extensive landscaping and irrigation.  This one, at 106th and Gray has been lush all summer long and had a moment of self service watering earlier this morning.  Seeing this probably means the voluntary watering restraints are off in east Carmel which is a relief.  The East Of Keystone home offices have had landscaping looking so arid it would make the deserts of Arizona jealous.

East Carmel Housing Blog/Virtual Open House for 7/12 to 7/19 2011

18 new properties came on the market in east Carmel in the past week including this two story in Havestick which is a jewel!  5807 Tanager Lane is impeccably clean and for $224,900 has granite counters and stainless appliances in the kitchen.  Other properties on the market include homes in Williams Ridge Estates, Woodland Springs, Ashton, Plum Creek Village, Haverstick #2, Plum Creek Farms, Delaware Commons, Cherry Creek Estates, Smokey Knoll, Lake Forest, Plum Creek North, Briar Lane Estates, Woodland Green, Broolshire Pines & Haverstick #3.

Properties going under contract this week were in Valleybrook, Delaware Trace (2 homes), Carolina Commons, Moffit Farm, Eden Estates, Stafford Place, Woodfield, Williamson Run, Plum Creek Village, Foster Estates and Haverstick. 

For the year 2011 we have now pended or closed 278 homes compared with 288 homes on the same date a year ago.  A strong recovery following the post housing stimulus vacum! There are currently 294 homes available in the 46033 zip code.  Most importantly year to date closings have yielded an average sales price of $324,700 in 2011 compared with $311,077 July 19, 2010.  An excellent start to value growth and recovery from the housing market bottom.  The homes that have sold in 2011 had an average days on the market of 92 compared with 101 on year ago.

Still Cleaning Up....

While the flood waters have primarily receeded, a number of homes still have branch issues to be dealt with like this home on Lakeshore Drive East.  This debris stretched nearly 40 feet across the front of the house and probably will probably require some professional help to make it go away.  No matter how busy your keep your fire pit this would be a LOT of burning.  Let's hope calmer times are ahead this coming weekend in east Carmel!

The 2nd weekend of the Carmel Farmer's Market starts at 8A Saturday morning and last weekend a number of vendors were kind enough to give us a preview.  We posted video one last Saturday afternoon and here's a look at who else is setting up shop for week #2.  Parking hint.....you can certainly walk or bike in on the Monon but if you drive, the parking garage on the south side of the studio theater is great.  The elevator will take you right to the Center Green where the market is.

Almost Time......

Standing ready for Summer like many of east Carmel's water facilities is the splash zone at the Lawrence W. Inlow park on east 131st.  Carmel Clay Parks has been working hard to have this facility and all of the parks east of Keystone ready for the Memorial Day weekend.  From this splash zone to the neighborhood pools, Summer can't come soon enough for Carmel residents who've not yet totally forgotten the three inches of ice they chisled during the early part of February.  For now, hope and warmer weather spring eternal.  Inlow Park also has a great pavillion with grilling areas, picnic tables, restrooms, walking parks and great playground areas.

Definitely Low Tech

Since city workers drilling for gas hit a geyser nearly 100 years ago, the flowing well in Carmel has served it's visitors with fresh ground water that young and old alike come in droves to bottle and take home.  Sitting on 18 acres this artisean well has a mile and a half of walking trails originating nearby and also has a public shelter that most people don't know can be used for family and group events.  With it's uniqueness, you can often hear 'We can drink it...straight out of the ground?'  The answer is yes....unless a bad stretch of flooding temporarily renders the water unsafe as it did in early March of this year.

Roundabout the Town....



Mayor Brainard and the City of Carmel were featured on Anderson Cooper's AC360 this week and at least the reporter got the pronunciation of our city right. Anderson, while fortuntately knowing how to find Indy to lead this coming 500 Festival Parade, still thinks of us as Car - MEL. I'm sure he'll get it eventually. Hey....we tease because we like. None the less this was a nice piece and certainly gives CAR - mel the positive image it certainly seeks in the national limelight. Surely Sheppard Smith would have pronounced it right.....

East Of Keystone Housing Blog 5.17

10 homes went under contract in the last week in east Carmel like this one we first talked about in our 5.10 update.  3647 East Carmel Drive is under contract in 31 days. The right older,
updated homes are hot hot hot right now!  Of the 10 properties that went under contract the average days on the market was 54, average sales price of those 10 was $342,000.  Properties that have pended in the past week were in Moffit Farm at Prairie View (2), Eden Estates, Brookshire, Plum Creek North, Briar Creek, Haverstick (2), Keystone Woods and Brookshire Pines.  276 homes are currently for sale east of Keystone Parkway in Carmel with 168 either pended or closed to date in 2011. 


19 homes went on the market since 5/10 including properties in Windpointe, Bayhill and Stonewick (2); Carrington Woods, Smokey Ridge, Ashton, Briar Cove, Kingswood, Delaware Commons, Brookshire North, Haverstick (2), Brookfield, Spring Creek, Brookshire, The Woodlands, Eden Village and The Maples of Carmel.

A Tasty Setting.....


The 2011 version of the Carmel Farmer's Market opens this Saturday, May 21 in a new location. The Center Green at the Palladium will be the site and we shot some video last Friday as workers pushed to get things ready. These views are first towards the Palladium and then from the Palladium steps looking at the Tarkington and Studio Theater building. This location will truly be a special one...perhaps one of the more unique Farmer's Market locations in Indiana or the midwest for that matter. Stands open at 8:00 Saturday....hey mom nature...how about a little sun for us this weekend?

Weekly Housing Blog for May 10th, 2011

As of the publication of this blog, this is the most current housing data for East Carmel.

Fifteen new homes went up for sale in East Carmel last week and the market continues to seek out older, updated homes with character driven lots.   A great  example would be this home at 3647 East Carmel Drive

Three homes were listed for sale in Plum Creek, two in Haverstick as well as Smokey Ridge, Delaware Trace, Ashton, Stonewick, Cherry Creek Estates, Woodland Springs, Eden Estates, Cool Creek, Shadybrook and Keystone Woods.

2011 has been the year of the character driven home and lot setting and that trend continued this past week.  There were five sales in East Carmel from 5/3 to 5/10.  Homes sold in Foster Manor, Eden Forest, Waterford, Brookshire Pines and Haverstick.  Yes, it was a slower week in sales no doubt influenced to some extent by the Mother's Day holiday which usually finds families traveling instead of looking at homes. 

Showings also trended down this past week with just 286 homes being viewed in East Carmel* as compared to the week of 4/26 (322 showings) and 4/19 (348 showings).   Why do showings matter?  Simple.  Showings lead to sales....and thus are a great indicator of where the market is heading. (*showings data comes from Centralized Showing Service)

One Mother Of A Sunday.....

Even though it was Mom's day, the games went on at both the East Main Street (Badger Field) and 126th and River Road Dad's club locations.  A Lacrosse or Soccer win surely was all Mom could have wanted. The ever elusive orange ball actually made several appearances in the southern sky capping a beautiful Mother's Day weekend in Carmel.

Two weeks and counting......

The Carmel Farmer's Market is nearly back!  On May 21 dozens of vendors will again begin lining up the early hours near the City Center. Several web sites indicate they'll be at their new location, the Center Green at the Palladium. Work still goes on prep that area....stay tuned!

All Signs Point To The Future

Congratulations to Mayor Brainard on his primary victory Tuesday in Carmel. With no candidate opposing him in the Fall he's assured reelection. Congrats are also in order to Carmel city council elect members Kevin 'Woody' Rider, Ron Carter, Sue Finkam, Rick Sharp, Luci Snyder, Carol Schleif and Eric Sidensticker.  Try not to miss those witty political marketing ads....at least for a few months!
