So It Comes Down To This....

As the last nasty piles of frozen precipitation slowly ebb into our memories, it's not hard to imagine how much of a toll this winter has taken on a lot of things in our community. Restaurants, churches, our schools and a whole bevy of businesses have been hit hard by the weather and real estate was not an exception. In the 46033 through March 20th of this year (from 1.1) we put 89 homes under contract compared with 104 during the same time a year ago. In all of Carmel the numbers were even more striking with 357 homes going into escrow or closing in the first 79 days of 2013 compared to 253 this year. That's a 30% +- difference in fewer homes sold to date this year. When you consider the affect on ancillary services like carpet companies, furniture stories, painters, etc., having a down turn in housing is a big anchor on a local economy. Will it improve? Of course but it will take a lot for our housing market to overcome those early season deficits. The most important thing for buyers is to BE READY. When that home comes up that works for you timing will be everything. For sellers...get your home on the market YESTERDAY. There's a lot of unsatisfied demand for you to get in front of and money to be made. The housing market stampede is coming. Those who are prepared will reap the rewards this Spring.
