East Carmel Virtual Open House/Housing Blog 8/9 - 8/16

It's been a busy week in east Carmel housing with 15 new homes coming on the market and 9 new contracts putting homes into escrow.  Hideous self promotion alert:  We've been privileged that more and more home sellers have given us the opportunity to represent them in their move and the EastOfKeystone.com web site continues to be the leading generator of web traffic for those homes.  Yes...more than ALL views from the Board Of Realtors and any other Indiana real estate web site. Thank you!

New homes came on the market in Valleybrook, Bayhill, Bayhill #2,  Lynnwood at Plum Creek, Taylor Trace, Kingswood, Avian Glen, Avian Glen #2, Avian Glen #3, Foster Estates,  Chapman's Claim at Prairie View,  Mohawk Crossing,  Woodland Springs, Plum Creek Farms & Haverstick.   

Sold homes this week were in Brookshire, Haverstick, Yorktown Woods (2), Cool Creek Estates, Johnson Acres, Cool Creek North, Brookshire Village and on 122nd Street.

There are 284 homes for sale in the 46033 at this point in time, roughly the same inventory that we had at mid August of 2010.  There are currently 321 homes either in escrow or closed in 2011 as of 8/16.  In 2010 to the same date there were 331 homes sold.  Values continue to run slightly ahead of 2010 this year which is promising given the challenges of the last three years.  We'll be watching closely to note the affects of the volatile stock and overall economic markets in the weeks to come.  To say the least, August of 2011 has been a wild ride.
