Plum Creek North is another east Carmel neighborhood that eliminated it's bank owned problem in 2012, had more sales and less days on the market per sale, yet it's price per square foot went down last year. PCN sold 12 homes in '12 compared to 11 the year before. Average sales price in North was just over $237,000 compared to over $250,000 in 2011. A quiet stat that often indicates the health of a neighborhood is HOA dues delinquency which PCN and a number of 46033 areas improved upon in the past 12 months. Homes sold at $101 per square foot last year, one of the better PPSF numbers in east Carmel. One of resale draw backs is that the overall neighborhood hasn't matured quite enough physically (landscaping, etc.). It's getting there but isn't there. Today, I went to the beach front with my children. I found a sea shell and gave it to my 4 year old daughter and said "You can hear the ocean if you put this to your ear."
