One of the most rewarding moments for us this past Summer was helping a family reunite. A job change had taken the father & husband to Atlanta while the rest of the family waited here for the home to sell. It had languished on the market with another Broker for over eight months and with the approach of school starting, getting everyone back together under the same roof was crucial. We were entrusted with the privilege of helping this family be together and with the right exposure for their home (see above), six weeks later that residence was sold and the kids were starting their first day of school in Gwinnett County, Georgia, north of Atlanta. Even in a tough market there are happy endings!This past week there were 18 new homes to come on the market in the 46033. Homes that went under contract this week were in Brooks Landing (Prairie View), Bayhill, Wedgewood, Smokey Knoll and two properties in Plum Creek Farms.
There are currently 258 homes for sale in east Carmel (46033) which represents a slightly smaller inventory of homes for sale than on the same date last year.
SOLD or under contract homes as of 10/18/11 numbered 405 properties compared to 394 homes as of one year ago. In addition the average sales price in east Carmel has increased over $11,000 from one year ago. That number represents an increase that less than 9% of all zip codes in the U.S. enjoyed this year in terms of value growth!
