East Carmel Housing Blog/Virtual Open House 8.2 - 8.9

I think we can safely say the dog days are here.  We've experienced nearly two dozen conscutive days of ninety degree heat, the kids have gone back to school and the sales side of the housing market in the 46033 has begun to soften as we approach mid August.  New choices of homes for sale have continued to increase and in fact we have 13 new properties on the market this week.  Dixie the Golden Retriever will be happy to show you through this week's selections. New listings are on the market in Windpointe, Bayhill, Bayhill 2, Foster Estates, The Overature,  Plum Creek Farms,  Brookshire,  Haverstick,  Spring Creek, Harrowgate, Brookshire Village and Brookshire Village 2.

There were just two sales this past week in east Carmel with homes in Williamson Run and Plum Creek North going into escrow.  Both properties must pass through the inspection process and appraisals.  The Williamson Run home is scheduled to close in late August and the Plum Crek North home in late September. 

There are currently 286 homes on the market in east Carmel.  Of the 250 closed home sales in 2011, the average sales price continues above that of 2010, currently at $335,331.  Homes that closed have averaged 87 days on the market and sold at $115 per square foot.
