Avian Glen's more updated homes have done very well along the recovery path in 2012 with those neutral homes with updated kitchens seeing great value return. Avian Glen's homes are roughly 3-5 years older than it's sister neighborhood, The Trails At Avian Glen. That means more diverse floor plans in the first Avian, potentially more dated kitchens and baths but also more mature lots which is a positive. Avian 1 does have square footages that mirror The Trails which is a positive. One of the big keys to resale in the first Avain is the presence or lack of a third full bath upstairs. Without that third bath up, it's a tougher sell in either of these two areas. To date in 2012, 12 homes have gone under contract with only 14 doing so in all of 2011. With this great demand, values in Avian Glen are no doubt going to be on the rise as we conclude this year. We'll be posting full 2012 stats for Avian as finish out the year.
