2012 East Carmel Housing Snapshot - Labor Day Weekend

The 46033 housing market continues its recovery this year with housing inventory now being at a year long low with 212 homes for sale currently versus 277 active properties one year ago today.  There have been 398 homes coming under contract this year versus 345 to date in 2011 for about a 15% increase of units of homes sold this year in east Carmel.  The most expensive home sold in the 033 this year was $1,002,000 and the least expensive $34,000.  The average price per square foot in '12 is $111, almost the same as a year ago.  The highest PPSF this year was actually $514 with the low being $34.  All in all what we seem to be headed for is a year where units of homes sold will increase significantly with sales prices remaining about the same at just under $320,000.
